THE OAKS, which will be located on South Mena
Street near McMillan Park, is being planned as a 30 unit facility. Thirty apartments will be designated as affordable units for those low income persons who are eligible for services covered by a medicaid waiver program. The apartment mix will include studio and one bedroom apartments ranging in size from 380 sq ft. Each apartment will be handicap accessible and will include a small kitchenette. The residents will bring their own personal belongings and household furnishing with them. The apartment rent will range from approximately $350.00 for the smallest unit to approximately $450.00 depending on income and asset qualifications.  The rent will include three meals a day and all utilities, except telephone and computer hookup. Assistance with activities of daily living such as personal hygiene, dressing, medication, etc.,will be provided. Eligibility for the Medicaid Waiver will be determined by the Arkansas Dept. of Human Services Office of Long Term Care. Assistance with a minimum of two(2) "activities of daily living" will be required for eligibility to live in THE OAKS. Those persons who require round-the-clock skilled nursing care will not be eligible for residence at THE OAKS. Anyone living in Polk County and those Counties adjacent, including Oklahoma will be considered for residence at THE OAKS.
PDC Companies of Little Rock, AR has been selected by Ouachita Seniors & Retirees, Inc. as the developer and Steve Jordan & Associated of Fayettevile, AR is the architect. These firms have extensive background in the design and development of low income housing and health care facilities.
Negotiations are underway with Mena Medical Center to provide management, food service, and assisted living services for the residents. Expected completion date for THE OAKS is December 2007.
